The industry name for a condo policy. If an agent or lender says HO-6, they mean the policy that covers your unit, not the building.

Master Policy

The insurance your association carries on the building and shared areas. Your policy picks up where it stops, which is why the two need to be read together.

Bare Walls vs. Walls-In

Two ways a master policy can be written. Bare walls stops at the studs and leaves your drywall, flooring, and cabinets to you. Walls-in covers more of the interior. Your association's declarations say which one you have.

Deductible

Deductible

The amount you pay out of pocket on a covered claim before your policy pays. A higher deductible usually lowers your premium and raises what you owe at claim time.

Replacement Cost

Replacement Cost

Pays to replace an item with a new one of similar kind and quality, without subtracting for age or wear, up to your limit.

Actual Cash Value

Actual Cash Value

Pays what the item was worth at the time of loss, after depreciation. A ten-year-old sofa is settled as a ten-year-old sofa.

The most your policy will pay for a given coverage. Each coverage carries its own limit, so a policy has several, not one.

An addition or change to the standard policy. Scheduled valuables and water backup are both endorsements, which is why coverage varies between two policies that look identical on paper.
